The NextLevel Certificate is based on a full assessment of your personal and financial situation by the bank. In practice, we complete the mortgage approval process in advance, with the exception of the property valuation and the final purchase agreement.

The certificate confirms your maximum borrowing capacity based on the information provided. As long as your situation remains unchanged and the property meets the bank’s lending criteria (such as market value and acceptance conditions), the mortgage will be granted in line with this assessment.

What is the validity period of the NextLevel Certificate?

The NextLevel Certificate is valid for 6 months. 
This validity is conditional upon your personal and financial situation remaining unchanged during that period. This includes changes in employment, income, new loans, divorce, or marriage. 
We advise you to inform us immediately of any changes so that the validity of the certificate can be maintained.

Can I make an offer without a financing contingency using the NextLevel Certificate?

In most cases, yes. Because your financial situation has already been fully assessed and aligned with the bank, you can generally make an offer without a financing contingency.

It is important that key conditions are met, such as the property’s market value and the required buyer’s costs. We verify these conditions in advance and guide you through the bidding process to ensure everything is structured carefully and responsibly.

If your personal or financial situation changes, we will reassess your file. This may include changes in income, employment, existing debts, or family circumstances.

Because the certificate is based on up-to-date financial information, it is important to inform us immediately of any changes. We will then carefully review your situation and realign it with the bank.

A change can also work in your favor. For example, a salary increase or a change in employment terms may increase your maximum borrowing capacity.
